If you're looking to take the next step in your maintenance career - leading a team, solving complex problems, and making sure everything runs seamlessly for our residents in New York - then our Maintenance Manager role is the perfect fit.

At Equity Residential, we create thriving communities where residents feel at home. As our Maintenance Manager, you'll be the senior maintenance leader on site, guiding a high-performing team while keeping the community in exceptional condition. You'll combine hands-on technical work with leadership, planning, and a constant focus on delivering an outstanding resident experience, all while championing Inclusion, Sustainability and Total Wellbeing.

As a Maintenance Manager, you'll play a vital role in ensuring residents enjoy a well-maintained and welcoming home:

  • Leading, coaching and developing a team of maintenance professionals
  • Ensuring maintenance requests are completed promptly, professionally and to Equity Residential standards
  • Supporting and stepping in on hands-on maintenance when needed - electrical, plumbing, HVAC, appliances, painting, repairs and more
  • Overseeing preparation of market-ready apartments and maintaining common areas and grounds
  • Managing scheduled maintenance, inspections and preventative maintenance programmes
  • Handling emergency response, on-call duties and special maintenance projects
  • Partnering with the Community Manager on budgets, capital projects, planning and operational improvements
  • Ensuring compliance with all federal and state housing laws, safety requirements and company policies

In return, you'll be getting:

    • Competitive pay based on experience, plus overtime opportunities and performance incentives
    • The opportunity to share in our joint success through the Employee Share Purchase Plan (ESPP) at a 15% discount
    • $76,198 - $97,364.80/annual salary *The salary is the annualized amount of the hourly rate. Additionally, the position is eligible for overtime, and an annual performance bonus up to 10% of the annualized salary

But pay is only the start…

Wellbeing that works for you:

  • Physical: Medical, dental, and vision care
  • Social: Paid holidays, vacation time, paid sick leave, and new parent benefits
  • Financial: Competitive pay, 401(k) retirement savings, and rent discounts
  • Community: Paid hours to give back through service
  • Career: Opportunities to grow your career through skill-building classes, leadership classes and regular reviews for promotion.
  • Location: Experience the energy and buzz of New York and keep things running smoothly in the Big Apple

What You'll Need to Thrive:

    • High School Diploma or equivalent
    • Strong hands-on maintenance experience across plumbing, electrical, appliances, HVAC, interior repairs and painting
    • Experience leading, coaching or supervising maintenance staff (or clear leadership potential)
    • Knowledge of federal and state apartment housing laws and safe working practices
    • Valid driver's licence, good driving record, auto insurance and reliable transportation
    • Confident use of smartphones and maintenance software, with strong written and verbal communication skills in English
    • Flexibility to work any assigned shift, including weekends, and availability for emergency on-call duties
    • Physical capability to lift up to 50 lbs, work at heights, kneel, crouch, shovel, and perform a wide range of physical tasks
  • Own smartphone for certain job duties, compliant with company security requirements

How We Deliver a Winning Performance:

  • Lead with curiosity, challenge assumptions and share knowledge
  • Set the standard by modelling professionalism and positive communication
  • Take smart risks, collaborate openly and celebrate team success
  • Solve problems with a proactive mindset and do what's right - especially when it's hard
  • Stay adaptable, organised and accountable while supporting your team to deliver excellent results

Bonus Qualifications:

    • Trade school certifications
    • EPA Section 608 Type I, II or Universal certification
    • Experience in residential or commercial property management, hospitality or retail
    • Familiarity with maintenance scheduling systems, logs or operational reporting tools
