Job Description – Site Manager

Company: Glebe Builders Ltd.
Location: Kildare
Reporting to: Project Manager / Operations Manager

New Project: Starting October 2026

Role Overview

Glebe Builders Ltd. is seeking an experienced Site Manager to take full responsibility for the day-to-day management and delivery of construction projects.

This is a management position, not a working foreman role. The Site Manager will be responsible for running the project, managing subcontractors and site personnel, coordinating all trades, leading site meetings, maintaining the programme, and ensuring the works are completed safely, efficiently and to the required quality standards.

The successful candidate must have strong knowledge of all trades and construction activities, from groundworks through to finishes and handover. They must be confident managing people, setting clear expectations, motivating teams to achieve project targets.

Key Responsibilities

  • Take overall responsibility for the daily management and delivery of the project.
  • Plan, coordinate and sequence all subcontractors and trades on site.
  • Ensure subcontractors have the necessary information, materials and work areas to complete their activities.
  • Maintain a strong understanding of all trades and identify potential clashes, delays or quality issues before they affect the programme.
  • Monitor progress against the construction programme and take corrective action where works are falling behind.
  • Lead site coordination, subcontractor and progress meetings.
  • Clearly communicate weekly priorities, milestones and deadlines to the site team.
  • Manage subcontractor performance, productivity, attendance and quality of workmanship.
  • Lead, motivate and support site personnel while maintaining accountability and high standards.
  • Deal promptly and professionally with poor performance, delays or unacceptable workmanship.
  • Work closely with the Project Manager, Quantity Surveyor, Engineer, Site Clerk and wider project team.
  • Coordinate procurement requirements and provide sufficient notice of materials, plant and subcontractor needs.
  • Ensure all works are completed in accordance with drawings, specifications, building regulations and company procedures.
  • Maintain high standards of quality and oversee inspections, snagging and close-out.
  • Ensure daily site records, progress photographs, diaries and relevant project documentation are completed accurately.
  • Maintain excellent health and safety standards and ensure subcontractors comply with site rules, RAMS and company procedures.
  • Promote good communication and cooperation between all trades and members of the project team.
  • Liaise professionally with clients, design teams, consultants, local authorities and other stakeholders.
  • Manage the project through all stages of construction, including commissioning, snagging and handover.
  • Maintain a clean, organised and well-managed site.

Skills and Experience Required

  • Proven experience managing construction projects in a Site Manager or similar management position.
  • Strong technical and practical knowledge of all construction trades and the correct sequencing of works.
  • Demonstrated experience managing subcontractors and multidisciplinary site teams.
  • Ability to read and understand drawings, specifications and construction programmes.
  • Strong leadership and people-management skills.
  • Ability to motivate teams, manage conflict and address performance issues.
  • Confident chairing meetings and communicating expectations clearly.
  • Strong planning, organisational and problem-solving abilities.
  • Commercial awareness and an understanding of how delays, rework and poor coordination affect project costs.
  • Strong commitment to health and safety, quality and programme delivery.
  • Good IT and reporting skills; experience using Procore or similar construction-management software would be beneficial.
  • Relevant construction qualification and all required site certifications.

The Successful Candidate

The successful candidate will be a confident and capable leader who takes ownership of the project. They will be proactive, organised and solutions-focused, with the authority and experience to coordinate all trades, manage subcontractors effectively and drive the project forward.

They must be able to build a productive site team, motivate people to perform at their best and maintain high standards of safety, quality and professionalism throughout the project.
