SIM Property Management Inc. is a fast-growing, owner-operated property management company managing a diverse portfolio of residential apartment buildings across Ontario. Our Windsor portfolio — Joinville Suites — consists of two well-established residential buildings at 3900 Wyandotte Street East and 3905 Riverside Drive East, totalling over 125 units in the heart of East Windsor.

About the Role

We are looking for a reliable, hardworking, and experienced Site Superintendent to be the boots-on-the-ground presence at our Windsor buildings. You will be the first point of contact for day-to-day maintenance, building upkeep, and tenant concerns — working closely with the Property Manager to keep the buildings running smoothly.

This is a full-time, on-site role. The ideal candidate is someone who takes ownership of their work, is comfortable working independently, and genuinely cares about maintaining a clean, safe, and well-functioning building.

Key Responsibilities

• Carry out day-to-day building maintenance and minor repairs including plumbing, drywall, painting, flooring, and general handyman work
• Conduct regular building walkthroughs and inspections — interior and exterior
• Maintain cleanliness of all common areas including hallways, lobbies, laundry rooms, parking areas, and grounds
• Landscaping and grounds maintenance including snow removal in winter
• Coordinate and oversee contractor access for larger repair and renovation work
• Carry out unit turnovers — painting, cleaning, minor repairs — to prepare units for new tenants
• Respond to tenant maintenance requests in a timely and professional manner
• Report maintenance issues, tenant concerns, and building updates to the Property Manager
• Assist with pest control monitoring and preventative measures
• Ensure the building is compliant with all safety and fire regulations

What We're Looking For

• Minimum 2 years of experience in building maintenance, construction, or a related trade
• Solid hands-on skills — painting, drywall, basic plumbing, flooring, and general repairs
• Reliable, punctual, and self-motivated — able to manage your own time and prioritize effectively
• Strong communication skills and a professional, respectful approach with tenants
• Comfortable using a smartphone for communication and basic reporting
• Valid driver's licence and access to a vehicle preferred
• Ability to lift heavy objects and perform physical work
• Experience in residential property maintenance is a strong asset

Pay: $20.00-$24.00 per hour
