1. Snagging & Quality Inspection
- Check all works against the agreed scope of works and specification on completion of refurbishment, void and small works.
- Identify and record defects, incomplete items, damage and poor-quality finishes across all trades, including joinery, plastering, painting and decorating, tiling, flooring, plumbing, electrical fittings, kitchens and bathrooms.
- Produce clear, accurate snag lists supported by photographic evidence, using the company job management system and/or mobile devices.
- Check that kitchens, sanitaryware, doors, windows, ironmongery and fixtures are correctly installed, secure and in full working order.
- Confirm that properties are clean, safe and free of waste, materials and debris before handover.
2. Remedial Works
Use a broad range of multi-trade skills to close out snags directly, so that properties are finished right first time.
- Typical works include, but are not limited to: carpentry and joinery adjustments, hanging and easing doors, fitting ironmongery, minor plumbing repairs, silicone and sealant work, patch plastering and filling, painting and touch-ups, tiling and grouting repairs, and replacing damaged fixtures and fittings.
- Identify snags that require a specialist or qualified trade (e.g. electrical or gas works) and refer these promptly to the relevant Supervisor or trade team.
- Identify and request the materials needed to close out snags in good time so as not to delay handover.
- Ensure all work is completed to a high standard and in line with company quality standards and client specifications.
3. Reporting & Continuous Improvement
Keep clear records of all snagging activity and use what is found on site to help raise standards across the business.
- Keep accurate and up-to-date records of all inspections, snags raised, remedial works completed and properties signed off.
- Report progress on snag close-out to the relevant Supervisor and highlight any items that may affect handover dates.
- Identify recurring defects or quality issues and feed these back to Supervisors and trades teams to help prevent them happening again.
- Support a right-first-time culture by sharing learning with colleagues in an open, honest and constructive way.
4. Health & Safety
Work safely at all times and take personal responsibility for your own Health, Safety and Welfare and that of others on site.
- Work in accordance with company Health & Safety policies, procedures, risk assessments and method statements.
