Position overview:

MN8 Energy is seeking a Manager / Senior Manager to play a leadership role in our entry into the large-scale data center and industrial load campus market. This is a leadership position responsible for transforming MN8’s existing land and interconnection assets into "ready-to-build" campuses for hyperscalers and data center developers. This role serves as the owner of the Powered Land product, bridging power and data center development disciplines, aligning cross-functional stakeholders, and directing the technical workstreams necessary to deliver development-ready sites. The ideal candidate will have a proven track record of developing data center sites, securing high-voltage interconnections, and negotiating complex commercial agreements from the perspective of a hyperscaler, developer, or major utility.

As the Sr/Manager, Large Load Development, you will:

1. Strategic Pipeline Development

• Portfolio Evaluation: Review and screen MN8’s existing operating portfolio / development pipeline to identify sites with high potential for "Powered Land” development
• Greenfield Prospecting: Direct the identification and acquisition of new land positions specifically targeted for large-scale load campuses and digital infrastructure.

2. Commercial Leadership & Monetization

• Customer Engagement: Serve as the primary point of contact for the customer universe – including hyperscalers, colocation providers, neoclouds, PE / infra platforms, etc.
• Deal Structuring: Lead negotiations for site sales, build-to-suit leases, or joint venture structures that maximize value for MN8.
• Productization: Package MN8’s powered-land sites into a clear, sellable product—defining readiness milestones, packaging, and the commercial logic a customer can underwrite and buy.

3. Interconnection & Infrastructure Management

• Grid Strategy: Work with the engineering and interconnection teams to accelerate interconnection applications, EPC coordination, substation design, and transmission-level power delivery.
• Utility Relations: Leverage existing utility relationships to navigate complex queue processes, load applications, and advance load-study milestones for future campuses.
• Site Readiness & Permitting: Drive site development strategies that enable successful client deployments, ensuring critical infrastructure and regulatory requirements are secured in alignment with customer schedules and growth objectives. Act as a key liaison among utilities, government agencies, and stakeholders to accelerate project readiness and reduce execution risk.

4. Cross-Functional Execution

• Collaborate with the Strategy & Investment, Development, Regulatory, Legal, and other teams of ensure projects are de-risked and meet the internal hurdles for capital deployment.
• Advise on the integration of onsite energy storage and "behind-the-meter" solar solutions to enhance the overall value of the campuses.

Our Ideal candidate will have:

• Experience: 4–8 years in energy development (preference to large load vs. generation), real estate, or digital infrastructure.
• Track Record: Direct involvement in the successful development of data center, power, or large-load projects—hands-on project work matters more than a specific MW threshold.
• Expertise: Deep understanding of the data center "Power Stack": from transmission-level interconnects and substation engineering to the real estate nuances of site control and permitting.
• Commercial Acumen: Demonstrated ability to negotiate Power Purchase Agreements (PPAs), load interconnection agreements, Master Services Agreements (MSAs), and other complex power / land transactions.
• Network: An existing "Rolodex" of contacts within major utilities, the power & real estate arms of major hyperscalers (AWS, Google, Meta, Microsoft), new pure play AI platforms.
• Preferred: Behind-the-meter (BTM) development experience, particularly in gas/other thermal generation. Understanding of microgrid design, development, and operations is also a large plus.
