What they need

Superintendent – Healthcare Construction

Richmond, VA

We are seeking an experienced Healthcare Superintendent to lead field operations for technically complex healthcare construction projects throughout the Richmond, VA market.

This position requires a superintendent who understands the unique demands of working in active healthcare environments , including hospitals, outpatient and ambulatory facilities, medical office buildings, laboratories, imaging spaces, and phased renovations. The ideal candidate will have experience managing projects where patient safety, infection control, life-safety requirements, utility coordination, and uninterrupted facility operations are critical.

As the primary field leader, the Superintendent will oversee daily site operations, subcontractor performance, safety, scheduling, quality, logistics, and coordination with the project team and healthcare facility representatives.

Responsibilities :

  • Lead day-to-day field operations and maintain accountability for safety, quality, schedule, site logistics, and subcontractor performance.
  • Enforce project safety requirements across all trades and ensure unsafe conditions are identified and corrected immediately.
  • Manage the additional safety and operational requirements associated with occupied healthcare facilities, including infection-control barriers, egress, interim life-safety measures, negative-air containment, and controlled work areas.
  • Work closely with the Project Manager to develop and maintain the overall construction schedule, short-term look-ahead schedules, project phasing, inspections, commissioning activities, and turnover milestones.
  • Coordinate subcontractors and specialty trades, including mechanical, electrical, plumbing, medical gas, controls, low-voltage, nurse call, and healthcare equipment systems.
  • Lead field coordination of complex MEP and building systems to ensure proper sequencing, accessibility, installation, testing, and commissioning.
  • Plan and oversee utility shutdowns, tie-ins, energization, and other high-risk activities through detailed procedures, advance coordination, contingency planning, and verification.
  • Coordinate work around active hospital and clinical operations while minimizing disruption to patients, staff, and facility services.
  • Maintain accurate field documentation, including daily reports, photographs, inspection records, shutdown documentation, as-built conditions, and project progress.
  • Review drawings, specifications, subcontractor scopes, and field conditions to identify coordination issues early and reduce delays or unnecessary change orders.
  • Coordinate closely with architects, engineers, facility representatives, inspectors, authorities having jurisdiction, and other project stakeholders to resolve field issues and RFIs.
  • Manage site logistics, temporary facilities, temporary utilities, material deliveries, long-lead items, access requirements, and overall site organization.
  • Drive quality control, punch-list completion, testing, commissioning, owner training, phased turnover, and final project closeout.
  • Maintain current as-built and closeout documentation throughout construction rather than waiting until the completion of the project.
  • Build productive relationships with subcontractors and project stakeholders while maintaining clear expectations for performance, schedule, safety, and quality.

Qualifications :

  • 5+ years of commercial construction experience with a General Contractor , including experience in a Superintendent or field leadership capacity.
  • Healthcare construction experience is required.
  • Experience completing renovations or construction within occupied hospitals or active healthcare facilities is strongly preferred.
  • Strong understanding of healthcare construction procedures, including ICRA, interim life-safety measures, infection prevention, shutdown coordination, and healthcare inspection requirements .
  • Experience coordinating technically complex MEP systems, medical gas, controls, low-voltage systems, and healthcare equipment .
  • Ability to read and coordinate architectural, structural, mechanical, electrical, plumbing, controls, medical gas, and equipment drawings and specifications.
  • Strong understanding of construction sequencing, field operations, subcontractor management, quality control, and site safety.
  • Experience with phased renovations, occupied-space construction, service work, and night or weekend operations is highly valued.
  • Four-year degree in Construction Management, Engineering, Business, or a related discipline preferred; equivalent construction experience will also be considered.
  • Proficiency with Procore, Bluebeam, Adobe, Microsoft Project, Excel, Word, Outlook, and PowerPoint .
  • OSHA 30 certification required.
  • ASHE Healthcare Construction Certificate, Certified Healthcare Constructor (CHC), or similar healthcare-specific credentials are preferred.
  • Must be comfortable supporting project-required shutdowns, off-hours work, weekend activities, and occasional travel when necessary.
