Superintendent / Project Manager (Hybrid)

Company Overview

Forza, LLC is a Chattanooga, TN-based general contractor performing commercial and residential renovation, remodel, and new construction work, including Construction-Manager-at-Risk (CMAR) projects. We typically run 3-4 concurrent projects per year ranging from $50K to $2,000,000K+. Current work includes Provident Place, a CMAR renovation of a former hotel into a family-centered emergency shelter in Chattanooga.

Position Summary

We're looking for a hands-on Superintendent/Project Manager hybrid to run day-to-day field operations on active jobs while also owning project management responsibilities — scheduling, subcontractor coordination, budget tracking, and client communication. This is a dual role for someone who wants both the field leadership of a Superintendent and the planning/administrative ownership of a PM.

Key Responsibilities

Field / Superintendent

• Supervise daily on-site construction activities and manage subcontractor crews
• Enforce job site safety, OSHA compliance, and site security
• Coordinate material deliveries, equipment, and site logistics
• Conduct quality control walks and manage punch lists
• Maintain daily logs and progress documentation

Project Management

• Develop and maintain project schedules
• Track budgets, change orders, and cost-to-complete reporting
• Review and process subcontractor/supplier invoices
• Communicate regularly with ownership and clients on progress, risks, and decisions
• Assist with bidding, subcontractor buyout, and procurement on upcoming projects
• Support preconstruction efforts (budgeting, scope development) as needed

Qualifications

• 3-10 years of experience in commercial and/or residential construction, in a superintendent, assistant PM, or similar role
• Working knowledge of construction scheduling, budgeting, and subcontractor management
• Comfortable splitting time between field supervision and office/administrative work
• OSHA 10 certification required; OSHA 30 preferred
• Valid driver's license and reliable transportation
• Strong written and verbal communication skills with owners, subs, and clients
• Experience with renovation/occupied-building work a plus
