Team Member - Receivables

List of Activities:

• Download Bank Statement and forward to Leasing & FM Team
• Taking the Payment Advice from FM Team to pass the entries in SAP
• Preparing the Receivables Dashboard - Customer outstanding ageing, Remarks, Recovery Status Report and share the same with FM / Leasing Team and Higher Management.
• Interest receivable working on delayed receipt.
• O/s Balance reconciliation with customer
• Reconciliation of TDS receivable with 26AS

Handling facility management matter like Leasing Agreement Renewals & CAM charges

• Review Renewals of Agreements & Escalation in Rent and Security Deposites, If Any.
• Ensure All Cost is Factored in the CAM Charges.

Audit completion on time (Statutory, Internal, CAM & Management Audit)

• Preparing Revenue Statement and reconcile with GL, Receivables statement with aging and remarks, Bank Reconciliation Statements of the company , Aging reports, Statements of Security Deposits received from Customers (Tenants) & Security Deposit given to Govt. Authorities and others, Related Party Transactions Statements and other Information as per requirements of Auditors.

• CAM Audit - Preparing CAM Income Statement Propertywise & Reconcile with GL. Expenses Details e.g. Electricity Charges, Water Charges, AMC Charges, Property Management Fees and related expenses. Other details as per requirements of Auditors.

Banking & Bank Reconciliation

• Booking Bank Receipt Entries & Sweep Entries
• Bank Reconciliation

Monthly Accounts Closure

• Ensure all Receipt & its related Entries for leasing , CAM & Property Tax related Expenses Provisions, Revenue MIS - Budget V/s Actuals
