What they need
Join our growing residential architectural team
Fluent Architectural Design Services is a family-run architectural design practice based in Sunbury-on-Thames. We have been designing homes across Surrey, Middlesex, Berkshire and West London since 2014, helping homeowners turn their ideas into well-designed, buildable homes.
We are looking for an experienced Technical Coordinator to join our team and take ownership of projects as they move into the Building Regulations and technical stages.
This is a hands-on technical role for someone who enjoys solving problems, coordinating information and making sure projects are genuinely ready to move forward.
What will you be doing?
You'll be responsible for helping make sure our technical packages are accurate, coordinated and ready for construction.
Your day-to-day work will include:
- Reviewing Building Regulations drawings and technical information.
- Coordinating architectural drawings with structural and consultant information.
- Identifying potential technical or construction issues before they become problems.
- Reviewing Building Control comments and coordinating responses.
- Liaising with Building Control, structural engineers, consultants, builders and homeowners.
- Answering technical queries and helping projects keep moving.
- Checking that client changes have been correctly incorporated.
- Making straightforward amendments to drawings and technical details where required.
- Keeping track of outstanding technical information and issues.
- Maintaining accurate project records and drawing revisions.
- Supporting the wider team with technical queries and helping improve our checking and quality-control processes.
What we're looking for
We're looking for someone with a good understanding of residential construction and Building Regulations, ideally with experience working on projects such as extensions, loft conversions and residential alterations.
You'll need to be:
- Confident reading and reviewing technical drawings.
- Comfortable coordinating architectural and structural information.
- Experienced in dealing with Building Control.
- Organised and able to manage multiple projects at once.
- A good communicator who is comfortable speaking to clients, builders and consultants.
- Proactive and confident taking ownership of technical issues.
- Practical, with a genuine interest in how buildings are actually constructed.
- Detail-focused without losing sight of the bigger picture.
AutoCAD
You wont be the team's main drawing producer, but good AutoCAD experience would be highly desirable.
You may occasionally need to make straightforward amendments to drawings, details, notes or revisions.
Revit experience would be useful but isn't essential.
The person we're looking for
Most importantly, we're looking for someone who thinks practically.
Someone who looks at a drawing, calculation or detail and asks:
“Does this actually work?”
You should enjoy finding solutions, spotting issues early and seeing a project through rather than simply passing problems on to somebody else.
You'll be joining a busy team, so being organised, responsive and comfortable managing several live projects is important.
Why Fluent?
We're a family-run business with a friendly, collaborative team and a strong focus on delivering a great service to our clients.
You'll work closely with our directors and technical team and have a genuine opportunity to influence how we manage and improve our technical processes.
This isn't a role where you'll be responsible for one small part of a project and never see the bigger picture. You'll have involvement across the technical process and will play an important part in making sure our projects are properly coordinated before they reach site.
If you're an experienced residential technical professional looking for a role where your knowledge, judgement and practical thinking are valued, we'd love to hear from you.
