Technical Facilities Manager

Location: West Edinburgh, Scotland (on-site) · Type: Full-time, permanent · Level: Senior

About the role

Cnuic Technologies is a venture-backed deep-tech company building next-generation optical systems, with cleanrooms and laser labs in Edinburgh. As Technical Facilities Manager, you will keep the building, cleanrooms and laser labs safe, compliant and available, and lead the fit-out of new space as we grow. This is a foundational, hands-on role in a small team.

Key responsibilities

Building services and cleanrooms

  • Own all building services (HVAC, heating, chillers, plumbing, extract, electrical) through a PPM programme, BMS monitoring and fast fault response.
  • Maintain cleanrooms to ISO 14644-1: filtration, pressure cascades, temperature, humidity and contamination control.
  • Support process tools and their utilities (gases, vacuum, abatement, cooling and DI water), coordinating installs and vendor visits.
  • Manage maintenance contractors and suppliers against clear SLAs.

Health and safety

  • Lead site health and safety: risk assessments, permits to work, fire safety, inductions and incident investigation.
  • Own process gas safety: storage, distribution, leak testing, gas detection and emergency shut-off.
  • Ensure compliance with UK legislation (including COSHH, DSEAR and LOLER) and statutory inspections.
  • Maintain laser-controlled areas to BS EN 60825-1 with the Laser Safety Officer.

Facility growth and budgets

  • Plan and deliver new cleanrooms and labs, from requirements and business case through CDM-compliant fit-out to commissioning.
  • Own the facilities budget and asset lifecycle planning, working with landlords, consultants and contractors.

About you

Essential

  • 5+ years in technical facilities management in cleanroom, semiconductor, photonics, life sciences or advanced manufacturing environments, including process gas systems.
  • Strong working knowledge of UK health and safety law; NEBOSH General Certificate or IOSH Managing Safely.
  • Proven delivery of fit-outs or facility projects.
  • Confident managing contractors, suppliers and budgets.
  • Degree, HNC/HND or equivalent in an engineering discipline, or equivalent practical experience.

Desirable

  • NEBOSH Diploma or equivalent.
  • Experience with laser laboratory safety.
  • Membership of a relevant professional body (e.g. IWFM, CIBSE).
  • Knowledge of sustainability and energy management.

Benefits

  • Competitive senior-level salary
  • ESOP
  • Life insurance & Death in Service
  • EAP
  • Modern, well-equipped workspace in West Edinburgh
