Technician, Property (Ipoh)

Job / Function Purpose:

• Responsible as electrician and part of maintenance team of Menara Tokio Marine Life Ipoh which include perform and upkeep repairs, conduct preventive maintenance (PM) which consists of detection, correction, systematic inspection & prevention , assisting in planning PM and execution in all operational maintenance works.

Key Duties & Responsibilities:

1. Responsible to perform repair, upkeep and maintain all mechanical/electrical and plumbing equipment in good working condition at all times.

2. Assist in planning and execute ensuring all M & E system and building facilities are always in good condition and being inspected in accordance with regulation and laws.

3. Assist in building and equipment licenses (JKKP, BOMBA FC etc) renewals ensuring on schedule and to ensure no legal impact that may disrupt operation.

4. Constantly monitor and executing preventive and corrective maintenance jobs to eliminate unplanned break down, damage and prevention from financial loss.

5. Constantly monitor and provide immediate respond on urgent maintenance jobs especially on all electrical issues, assist in plumbing works, renovations and audio visual equipment.

6. Liaise and supervise all service providers by ensuring performance and services meets required service level agreement and submission of necessary monthly reports by service providers.

7. Receive and respond to tenants reports of mechanical/electrical and maintenance issues in their respective premises

8. Must be able to work with minimal supervision with PC literate and with good interpersonal and communications skills.

Requirements:

• Wiremen License (PW4) issued by the Energy Commission of Malaysia (ST), with a minimum competency of PW4 (up tp 400v system)
• Minimum 5 years of hands on working experience in building maintenance, mechanical, electrical, facility management within a commercial building
• Proficient in computer application (Microsoft Word/Excel/Outlook) for maintenance records, reporting and work order documentation
• Good working knowledge of mechanical, electrical, plumbing, and fire protection system in a commercial building setting (eg: DOSH, BOMBA and Suruhanjaya Tenaga compliance requirement is an added advantage)
• Self-motivated, able to work independently and as part of team, with strong attention to details and sense of responsibility
• Willing to perform standby duties outside of normal working hours whenever required
