What they need
Cain is an investment-management firm that shapes the value of places, brands and businesses through strategies spanning landmark developments, residential and hospitality, supply-chain infrastructure, and sports & entertainment. Established by Chief Executive Officer Jonathan Goldstein in partnership with Eldridge Industries, the firm manages approximately $14.6 billion in assets under management. It operates from offices in London, New York, Miami, Los Angeles and Luxembourg, supported by a broad network of global partners. For more information please visit www.cainint.com.
One Beverly Hills is a 17.5-acre mixed-use development being delivered by Cain. It brings together hotel, residential and a 200,000 sq ft retail and dining district of around 45 units, set within 10 acres of gardens. Phased completion begins in 2027.
Role Description:
The Tenant Coordinator supports the team in getting every commercial occupier at One Beverly Hills from signed lease to opening day. The role owns the day-to-day detail of tenant onboarding, fit-out coordination and readiness, and is a named point of contact for a portfolio of tenants. The first phase is pre-opening. The work is practical: tracking programmes, reviewing submissions, managing site access and keeping tenants and their contractors informed and on track. This person works closely with the development and design teams, and centre operations. They are expected to raise issues early, bring a recommendation with them, and learn the commercial side of the role as the scheme moves towards opening.
Responsibilities:
Tenant onboarding and fit-out
- Act as day-to-day landlord-side contact for an allocated group of tenants from lease signing through to opening.
- Support the creation and roll-out of the tenant design and fit-out framework, working with the development and design teams.
- Log, review and track fit-out submissions and approvals, and chase tenants and contractors to the standard One Beverly Hills is being built to.
- Maintain the opening programme for each tenant. Flag slippage to the Head of Tenant Coordination early, with a suggested course of action.
- Coordinate landlord obligations around fit-out: unit handover condition, utilities, service connections, site access and logistics.
- Attend site walks and tenant meetings, and record actions and decisions.
Occupier relationship management
- Support structured tenant reviews covering trade, service charge, operational issues and upcoming lease events, and keep an accurate record of what was agreed.
- Respond promptly to tenant queries and resolve them at the lowest sensible level. Escalate to the Head of Tenant Coordination, legal, finance or asset management where needed.
- Help collect and report occupier satisfaction data.
- Build good working relationships with brand and store development teams.
Operations and commercial
- Work with centre operations, security, cleaning, marketing and the hotel and residential teams so that tenants deal with one landlord.
- Provide data and analysis for the service charge budget.
- Support the events and placemaking programme where it affects tenant trade.
- Keep lease data accurate and up to date: rent commencement, breaks, options, turnover provisions, insurance and permitted use.
- Support finance on arrears, turnover certification and disputed charges, and help monitor tenant compliance on trading hours, presentation standards and alterations.
Skills & Experience:
This person will have hands-on experience of working with tenants on a retail or mixed-use scheme, and the confidence to deal with brand teams and contractors in a professional, straightforward way.
- Three to five years in retail or mixed use property management, asset management, tenant coordination or occupier relations.
- Experience of supporting tenants through fit-out and opening, ideally on a new build or major refurbishment scheme.
- Working knowledge of commercial leases, and the ability to identify the key obligations of landlord and tenant. Comfortable asking for guidance on the rest.
- Comfortable with service charge, turnover rent and trading data, and able to keep accurate records.
- Strong organisation and attention to detail, with the ability to manage several tenants and deadlines at once.
- Clear written and verbal communication, with the poise to deal with senior brand representatives.
- Honesty and integrity. This role sits between Cain and its occupiers and needs to be trusted by both.
- Team player. Cain's teams work as a unit, with everyone pulling their weight. Empathy, and the ability to give and take feedback, matter. Proactive and dependable, able to work independently on site and at a distance from the wider team.
Desirable
- Experience on a scheme combining retail with hotel and residential uses.
- Experience in a luxury or high-end retail environment.
- Pre-opening experience on a scheme of comparable scale and profile.
Education:
- Degree, ideally in real estate, business or a related discipline.
