Blue & Gold Contracting is expanding its Land Division and seeking an experienced Title Agent for current work and upcoming projects. Our Land Division provides title research, due diligence, and related land support with Appalachian experience and nationwide reach.

This is a remote, 1099 independent-contractor opportunity for a dependable title professional who can conduct accurate research, prepare clear runsheets, and maintain organized supporting documentation.

Responsibilities

• Research deeds, leases, assignments, easements, and other recorded documents.
• Accurately establish and document chains of title.
• Prepare clear, complete, and organized runsheets.
• Maintain organized source documents and courthouse records.
• Identify gaps, inconsistencies, and questions requiring further review.
• Respond promptly and professionally to reviewer questions and correction requests.
• Submit accurate, well-supported, and review-ready work.
• Follow the title standards and reporting requirements established for each assignment.

Qualifications

• At least 2 years of title abstracting experience.
• Demonstrated ability to accurately chain title.
• Ability to prepare clear and organized runsheets.
• Strong organization of source documents and supporting records.
• Responsiveness to review, questions, and requested corrections.
• Strong attention to detail and written communication.
• Active AAPL membership is preferred but not required.
• A willingness to join AAPL is encouraged.

Travel

Certain assignments may involve travel to a courthouse, recorder’s office, client location, or another project-related location. Courthouse and project-related travel may be requested, but it is optional and is not required for this opportunity.

Engagement

This is a remote, 1099 independent-contractor opportunity. Contractors will be engaged according to B&G’s current and upcoming project needs.
