Title Curative

Role & responsibilities

• Review title commitments, reports, and related documents to identify title defects, liens, judgments, and inconsistencies.
• Conduct comprehensive title research using public records, county databases, and provided documents.
• Work closely with title companies, attorneys, lenders, and borrowers to resolve title issues in a timely manner.
• Request, track, and manage curative documents such as lien releases, affidavits, subordinations, deeds, and payoffs.
• Follow up with relevant parties to obtain missing or corrected documents.
• Ensure all curative actions comply with state regulations, underwriting guidelines, and company standards.
• Update internal systems with status notes, document uploads, and resolution timelines.
• Collaborate with internal loan processors and closing teams to support on-time loan closings.
• Maintain accuracy, confidentiality, and quality control in all documentation.
• Achieve productivity and quality targets within defined SLA timelines.
