Position: Title Examiner – FL State

Process: US Mortgage – Title Examination

Job Responsibilities

• Perform title examination for Florida properties and review property records to determine ownership and title status.
• Examine deeds, mortgages, liens, judgments, easements, releases, assignments, and other recorded documents.
• Identify clouds on title, unreleased liens, judgments, ownership issues, and other title defects.
• Conduct current owner, two-owner, and full title searches based on client requirements.
• Review the chain of title and verify legal ownership of the property.
• Prepare detailed title search/examination reports with accurate findings.
• Ensure compliance with Florida state-specific title requirements and applicable client guidelines.
• Research and validate property taxes, mortgages, liens, judgments, and other encumbrances.
• Coordinate with title processors, examiners, and other stakeholders to resolve title-related issues.
• Maintain accuracy and meet quality, productivity, and turnaround-time targets.

Required Skills

• Strong experience in US Title Search / Title Examination.
• Good knowledge of Florida (FL) property records and title standards.
• Hands-on experience with Current Owner Search, Two Owner Search, and Full Search.
• Strong understanding of Deeds, Liens, Judgments, Mortgages, Easements, Releases, and Assignments.
• Ability to analyze chain of title and identify title defects.
• Good knowledge of US Mortgage / Real Estate terminology.
• Experience with title search platforms such as DataTrace, TitlePoint, Netronline, DT Docs, EaglePro, or similar tools.
• Good written and verbal communication skills.
• Strong attention to detail and analytical skills.
