Title Processor

• Title Processor / Closing Specialist – Full-Time, In-Office, Hattiesburg, MS

Magnolia Title is growing, and we are looking for an experienced Title Processor / Closing Specialist to join our team! This is a full-time, in-office position for someone with a strong background in the title and closing industry who can step in and contribute with minimal training. Previous title industry experience is REQUIRED. We are seeking someone who understands the real estate closing process, can balance Closing Disclosures (CDs) and HUD-1 Settlement Statements, and knows how to prepare a file for closing from start to finish.

Responsibilities include:

• Process residential real estate title and closing files from opening through closing and post-closing.
• Prepare, review, and balance Closing Disclosures (CDs) and HUD-1 Settlement Statements.
• Review title commitments, identify requirements and exceptions, and coordinate the resolution of outstanding title issues.
• Prepare and organize closing packages and documents to ensure files are complete and ready for closing.
• Coordinate with lenders, realtors, attorneys, buyers, sellers, and other parties involved in the transaction.
• Obtain and verify payoff statements, tax information, and other necessary closing figures.
• Review settlement figures for accuracy and ensure all required documents and information are received before closing.
• Assist with closing coordination, disbursements, recording, and post-closing follow-up as needed.
• Manage multiple files and deadlines while maintaining accuracy and excellent attention to detail.

Qualifications:

• Prior experience working for a title company or in real estate closings is required.
• Demonstrated experience preparing and balancing CDs and HUD-1 Settlement Statements.
• Strong understanding of the title and real estate closing process.
• Ability to independently prepare files and identify outstanding items needed to close.
• Excellent organizational, communication, and problem-solving skills.
• Strong attention to detail and the ability to manage multiple transactions simultaneously.
• Dependable, professional, and comfortable working in a fast-paced environment.
• Ability to work independently while contributing to a team.

Experience with title production and closing software, particularly Qualia, is a plus.

Position Details:
