What they need
CORBIN & CO. Team with eXp Realty
Charleston, South Carolina
WE ARE HIRING
Transaction Coordinator
Own every file from contract to keys for a Charleston team that sells higher-price-point homes. Full-time, remote within South Carolina, Monday to Friday, 8 to 5 Eastern and occasional weekends.
You Should Not Apply for This Job If
- You need to be told the next step. If an agent has to remind you the due diligence period ends Friday, you have already lost the file.
- You think the checklist is the job. The checklist is the floor. The job is knowing that when X happens, Z has to happen, and making Z happen before anyone asks.
- You sit on bad news. A deadline at risk is information. A deadline at risk that you knew about yesterday is the one thing we do not forgive.
- You report problems and wait. Here, the problem and the fix arrive in the same message.
- You want someone checking your work every day. J'ree trains once. She does not chase.
- You are fine with good. J'ree has worked with a great transaction coordinator. She knows the difference in the first week.
- You are looking for a stop on the way to something else. We want the person who is still running this desk five years from now.
Still here? Good. Keep reading.
Our clients are buying and selling the most expensive thing they own, in a market where a flood zone, a CL-100, or an HOA approval can blow up a closing. J'ree finds those problems before her clients commit. Between contract and closing, you are the one who keeps it that way.
Corbin & Co. is a residential team at eXp Realty led by Marjorie "J'ree" Corbin.
Most of our business comes from referrals, so every closing is either our next client or the reason we do not get one. To the client, the attorney, the lender, and the agent on the other side, you are Corbin & Co.
We are looking for someone well versed in eXp Realty compliance and South Carolina real estate law, including SC contract forms, disclosure requirements and attorney-led closings. Ensures every file meets eXp Realty compliance standards and South Carolina state requirements, from contract to close.
The Math of the Seat
- Active files at a time, buyer and listing sides: 4-12
- Missed deadlines: zero. Not "a few." Zero.
- Every file has a written status and a next step, every day.
- Times J'ree has to touch a file between contract and close: almost never. That is how we will know you are winning.
- Post-closing steps, including the review request, done on time on every file, especially on a busy week.
What You Own
- The file. From executed contract to keys: every date, contingency, document, and signature.
- The triggers. Earnest money, due diligence deadline, inspections, CL-100, appraisal, survey, flood and insurance, HOA or POA documents, repair negotiations, title, the closing attorney, final walkthrough, and closing. You know what each one sets off, and you set it off.
- The outside world. Lenders, closing attorneys, inspectors, appraisers, insurance agents, cooperating agents, and vendors hear from you before they have to ask.
- The client. Busy people who should never have to chase us for an update.
- The agents. You keep their files moving and tell them early when one is at risk. You never hand your follow-up back to them.
- The playbook. We are putting our transaction process in writing now. You write it. When you see where it breaks, you say "here is how I think we should fix this," and then you own the fix. The next person on this desk learns from what you build.
What You Bring
- Proof. You have run U.S. residential files from contract to close, several at once. You can tell us how many you carry and how many closed on time. Proof beats years.
- Higher price points. You have handled clients who notice everything.
- South Carolina attorney closings, ideally. If not, you learn the difference fast.
- A clean system. Anyone can open one of your files and know where it stands in thirty seconds.
- Writing people trust. Lenders and attorneys act on your email the first time, without a call to decode it.
- Tools. Comfortable in a CRM (Follow Up Boss) and transaction management software (Skyslope)
How We Work
- Full-time, remote, Monday to Friday, 8 to 5 Eastern.
- You work directly with J'ree and with Olivia Keenan, our COO, who runs our systems and automations.
- We protect the client first. We want bad news early. We do what we say we will do.
- As the team grows, so does this desk. The person who builds it is first in line to lead it.
Compensation
We believe in fewer, better people paid above market for exceptional work. We do not publish a number because we are not hiring a number. For the right person, we will make it work.
How to Apply
Do not send a generic resume. Send proof.
- Your resume, plus how many files you carry at once and how many closed on time last year.
- A file that almost fell apart: what you saw coming, what you did, and how it closed. Five sentences or fewer.
- The CL-100 comes back showing active termite damage with four days left in the due diligence period. In five sentences or fewer, tell us everything you do in the next 24 hours and who hears from you.
Apply through LinkedIn or Indeed. We read every application that shows real work.
