About the Position

SJA Property Management is looking for a highly organized, proactive, and detail-oriented Turns Coordinator to manage the process of preparing rental properties for new residents.

This position plays an important role in minimizing vacancy time, maintaining property standards, controlling maintenance costs, and delivering a positive experience for property owners and residents.

The Turns Coordinator oversees the turnover process from move-out through move-in readiness, including coordinating inspections, reviewing property conditions, identifying necessary repairs, obtaining estimates and approvals, monitoring work progress, and ensuring all required work is completed on schedule.

We're looking for someone who takes ownership of their work, anticipates potential challenges, follows through on commitments, and confidently coordinates multiple moving parts. The ideal candidate is comfortable working in a fast-paced environment, makes thoughtful decisions, and understands the importance of balancing quality, cost, and timelines.

The successful candidate will serve as the central coordinator for property turns, ensuring vacant homes move efficiently through inspection, repair, cleaning, and readiness stages. This role requires strong communication, organization, and problem-solving skills, along with the ability to work closely with property managers, vendors, maintenance teams, and property owners to keep projects on track and deliver exceptional results.
