Voids Supervisor – Social Housing

Location: Southgate, North London, covering Brent, Barnet and Camden
Salary: £42,000–£45,000 per annum

The Role

We are recruiting for an experienced Voids Supervisor to join a small, established property maintenance contractor delivering social housing void works across Brent, Barnet and Camden.

Based out of Southgate, North London, you will be responsible for overseeing void property refurbishments, ensuring homes are brought back to a lettable standard efficiently, safely and within agreed timescales and budgets.

This is a hands-on supervisory position suited to someone with a strong background in social housing maintenance and voids, who can manage tradespeople and subcontractors, coordinate workloads and maintain high standards of workmanship.

Key Responsibilities

• Supervise day-to-day void works across social housing properties in Brent, Barnet and Camden.
• Manage operatives and subcontractors, ensuring works are completed to the required standard.
• Oversee all stages of void refurbishments, from initial inspection through to completion and handover.
• Carry out property inspections and identify the repairs and refurbishment works required to bring properties up to a lettable standard.
• Ensure works are completed within agreed turnaround times, budgets and quality requirements.
• Monitor progress across multiple properties and coordinate labour, materials and subcontractors accordingly.
• Conduct regular site visits to check workmanship, progress and compliance with health and safety requirements.
• Identify and resolve issues that could delay the completion of void properties.
• Ensure all works are completed in line with client specifications and relevant building regulations.
• Liaise with clients, housing officers and internal management regarding progress, variations and outstanding works.
• Monitor quality and arrange snagging and remedial works where required.
• Maintain accurate records of work completed, site progress, materials and variations.
• Ensure properties are clean, safe and ready for final inspection and handover.
• Support the efficient delivery of the voids programme, maintaining a focus on quality, cost control and turnaround times.

Requirements

• Previous experience working as a Voids Supervisor, Repairs Supervisor or similar within social housing maintenance.
• Strong understanding of void property refurbishments and the requirements for bringing properties back to a lettable standard.
• Experience supervising tradespeople and subcontractors across multiple properties.
• Good knowledge of general building maintenance, including carpentry, plumbing, plastering, decorating and associated repairs.
• Ability to organise workloads, manage competing priorities and meet deadlines.
• Strong communication and organisational skills.
• A proactive approach to problem-solving and quality control.
• Full UK driving licence.
