Voids Supervisor

We are currently working with a well-established housing provider to recruit a Voids Supervisor to support the effective delivery of voids and property maintenance services.

This is an excellent opportunity for an experienced voids or repairs professional to take ownership of day-to-day operations, lead teams and contractors, and help ensure properties are returned to a high standard and made ready for incoming residents as efficiently as possible.

We are keen to speak with individuals who understand the demands of a busy social housing environment and can balance quality, cost control, contractor performance and turnaround times.

The Role

As Voids Supervisor, you will play a key role in coordinating void property works, monitoring performance and ensuring homes are completed to the required standard within agreed timescales.

Key responsibilities will include:

• Voids management: Overseeing the end-to-end voids process, from initial inspections and work specifications through to completion and handover.
• Team leadership: Coordinating operatives, contractors and relevant internal teams to ensure workloads are managed effectively.
• Performance management: Monitoring turnaround times, productivity, quality and costs, identifying opportunities to improve service delivery.
• Quality assurance: Ensuring works are completed safely, efficiently and to the required standards before properties are re-let.
• Contractor management: Monitoring contractor performance, addressing issues and ensuring value for money.
• Repairs coordination: Working closely with internal repairs, housing and lettings teams to minimise delays and keep properties moving through the process.
• Compliance and customer focus: Ensuring works meet relevant health and safety requirements and homes are ready for residents to move into.

About You

We are looking for a practical, organised and proactive professional who can take ownership of voids operations and drive results in a fast-paced environment.

You will ideally have:

• Experience managing or supervising voids, property maintenance, responsive repairs or empty homes services.
• Experience coordinating operatives, subcontractors or maintenance contractors.
• A good understanding of voids turnaround targets, work scheduling, quality control and cost management.
• The ability to prioritise workloads, resolve operational issues and keep projects on track.
• Strong communication and organisational skills, with the confidence to challenge poor performance and maintain standards.
• Experience within social housing, a housing association, local authority or similar property maintenance environment would be highly advantageous.
