About the role

We are seeking an experienced Voids Supervisor to manage the day-to-day delivery of social-housing void refurbishment works.

The successful candidate will take responsibility for empty properties from initial inspection through to completion and handover. You will manage directly employed and agency trades, coordinate specialist subcontractors and ensure every property is completed safely, on programme, within budget and to the required lettable standard.

The initial programme is expected to involve approximately 2–5 void properties per week.

Key responsibilities

  • Attend properties and carry out initial inspections.
  • Prepare accurate scopes and schedules of work.
  • Understand and work with NHF Schedule of Rates item codes.
  • Plan labour, materials and specialist subcontractors.
  • Allocate and supervise multi-trade operatives, decorators, carpenters, plumbers and other trades.
  • Manage several void properties at different stages of completion.
  • Monitor progress against agreed turnaround times.
  • Complete daily site inspections and maintain photographic records.
  • Carry out toolbox talks and health and safety inspections.
  • Check workmanship and ensure works meet the client’s specification and lettable standard.
  • Identify additional works and submit variations before they are undertaken.
  • Monitor labour, material and subcontractor costs against each property’s value.
  • Liaise professionally with the Contracts Manager, client representatives and office support team.
  • Carry out final inspections, resolve defects and arrange handover.
  • Maintain accurate records of labour, materials, progress, variations and completed works.

Essential experience and qualifications

  • Proven experience supervising social-housing voids, responsive repairs or planned-maintenance works.
  • Strong understanding of property refurbishment and multiple building trades.
  • Previous trade background or equivalent technical construction experience.
  • Experience managing direct labour, agency operatives and subcontractors.
  • Ability to survey properties and produce accurate work schedules.
  • Good understanding of NHF or similar Schedule of Rates pricing.
  • Strong quality-control, cost-control and organisational skills.
  • SSSTS or SMSTS qualification.
  • Valid CSCS supervisor or manager card.
  • Full UK driving licence.
  • Competent using email, spreadsheets and job-management systems.
  • Ability to satisfy the DBS clearance and vetting requirements legally applicable to the role and client contract.

Desirable experience

  • Kitchen and bathroom replacement programmes.
  • Electrical, gas and property-compliance coordination.
  • Managing fast-turnaround void programmes.
  • Working with housing associations or local authorities.
  • First Aid at Work and asbestos-awareness training.

The ideal candidate

You will be practical, commercially aware and comfortable working in a fast-moving environment. You must be capable of solving site problems, controlling trades and materials, maintaining accurate records and delivering properties right first time.

Please apply with your CV and details of the social-housing void contracts you have previously supervised.
