该职位来源于猎聘 Facilities Engineer / 工程主管（FM & Project） Job Responsibilities / 工作职责 Facility Management（现场运维） 负责 CWT 现场的 Facility Management（FM）工程服务，直接管理 3 名现场维修技术员，确保机电系统及设施设备安全、稳定、合规运行 作为现场工程接口人，对接大厦物业及相关管理方，协调公共区域内设施设备的运行、维修与改造事宜 组织并实施现场设备的 日常巡检、预防性维护（PPM）及法定年检，确保符合公司与政府相关要求 参与并推动故障分析、应急维修及持续优化，提升整体运行可靠性与客户体验 Be responsible for on-site Facility Management engineering services for CWT operations, directly managing 3 on-site technicians to ensure stable, safe, and compliant operation of all facilities and MEP systems Act as the primary engineering interface with building property management, coordinating operation and maintenance activities for common areas Organize and execute routine inspections, preventive maintenance (PPM), and statutory annual inspections for on-site equipment Lead troubleshooting, emergency response, and continuous improvement initiatives to enhance operational reliability and service quality

Project Management（项目管理：二装与改造） 负责北京区域内其他小型职场的 二次装修及改造项目全生命周期管理（立项、设计、施工、交付），确保按期、按质完成 对应内部客户提出的改造需求，负责设计单位、施工单位等供应商的协调与管理 监督项目的进度、质量、安全与成本控制，确保符合公司工程与HSSE标准 参与工程方案评估、施工图审核及竣工验收，支持后续运维顺利交接 Manage the full lifecycle of office renovation and small-scale modification projects across Beijing sites, ensuring on-time and compliant delivery Act as the point of contact for internal client requirements, managing and coordinating design consultants and construction vendors Monitor and control project schedule, quality, safety, and budget in alignment with corporate engineering and HSSE standards Participate in technical review, construction drawing approval, and project handover to support smooth transition into FM operations

Qualifications / 任职要求 1. 全日制本科及以上学历，工程、机电、暖通、建筑相关专业 2. 3 年以上写字楼或园区 Facility Management 运维经验 3. 能清晰解释 HVAC、配电、消防、BMS 等系统中至少 1 个系统的工作原理、常见故障及处理思路 4. 具备 3 年以上工程主管或团队管理经验，直接管理一线工程人员或外包团队 5. 具备英文邮件书写及技术资料阅读能力，并在过往工作中有实际使用场景 6. 具备跨专业沟通与协调能力，有与大厦物业或第三方管理方沟通协作经验者优先 7. 有 PPM 年度维护计划或 52 周计划的制定与执行经验；曾主导或参与 SOP 制定/修订 8. 曾在 FM 日常工作中主导或深度参与 维修、改造或优化类项目，非单纯流程型项目管理 9. 逻辑清晰、沟通专业，能够适应外企或科技型企业的工作节奏与文化

• Bachelor’s degree or above in Engineering, MEP, HVAC, or related disciplines
• Minimum 3 years of Facility Management experience in office buildings or business parks
• Solid technical understanding of at least one system among HVAC, power distribution, fire protection, or BMS, including principles, common failures, and troubleshooting logic 4. 3+ years of supervisory or team management experience, managing in-house technicians or outsourced service teams
• Ability to communicate via English emails and read technical documentation, with practical application in previous roles
• Strong cross-discipline coordination skills; experience working with building property management is a plus
• Hands-on experience in annual PPM planning or 52-week maintenance planning, including SOP development or revision
• Proven experience leading or deeply involved in maintenance, retrofit, or optimization projects within FM operations
• Clear and structured communication style aligned with multinational or technology-driven corporate environments
