Founded in Madrid in 2004, Therus Invest is a leading real estate developer and co-investor in Spain, specialised in office, logistics, retail, and more recently, co-living properties. – Analyze acquisition opportunities: developments, major renovations – Design developer balance sheets in collaboration with brokers, architects, and engineers – Model cash flows for operations and perform sensitivity studies – Set up sales and marketing campaigns – Present the most advanced projects to co-investors and banks

– Manage a team of 3 people – Analyze real estate assets to be financed and propose a debt structure – Oversee the production of financial reports and models – Commission and manage appraisals; review due diligence – Prepare financing agreements with legal advisors

– Supporting major groups (EY, Carrefour) on their real estate topics: site implementation strategy (offices, premises), financial renegotiation of leases, search for premises, valuation and sale. – I was responsible for conducting market studies, financial modeling, scenario studies, and coordinating stakeholders (clients, owners, agents).

– I was responsible for analyzing real estate development projects – land, location, permits, accessibility, market – presenting these projects to investors/banks and assessing the feasibility of operations – balance sheet, financial profitability, cash flow. – I developed the cash flow model for ongoing projects.

– Historical and provisional financial diagnosis for companies in difficulty. Facing disposals or acquisitions of companies within a corporation, it involved restructuring and analyzing the financial statements of a target company to account for its viability and liquidity needs. – I participated in conducting Independent Business Reviews (IBR) on various assignments. In particular, I worked on the analysis of historical performance, Business Plan studies, and sensitivity analyses.

– Founded in 2014 by Strattec Ltd, the Ruo Shui foundation is an NGO that helps and prevents burn victims in China. As a team, we developed a strategic action plan for its development by proposing prevention and victim support activities.

– Within the Marketing and Communication team, I created and developed a Google Adwords campaign. – I obtained 30 conversions (when a click leads to a service purchase online). – Finally, I optimized the campaign by analyzing the statistics collected by the software.
